district to increase floor space. |

By taking advantage of regulations
allowing air rights to be transferred from
other sites in the district to increase floor
space, a portion of the unused air rights
in the Marunouchi section of Tokyo Station
can be transferred to the site. This plan
is to be implemented as a joint business venture
between East Japan Railway Company (JR East).
Mitsubishi Estate will be entrusted with the
operation and management of JR Easts
share of the business. |

Business Functions |

Each floor will have approximately
3,800 square-meters of floor space and a ceiling
height of 2.8 meters. The architectural design
is such that interior flooring supports will
not be used so as to provide wide-open space
that is effective for enabling freedom in
office configuration. Some floors are designed
for use as dealing floors so as to provide
functional, comfortable office space ideal
as a base for business for companies developing
global operations. |

The utmost effort will be
placed on reducing negative environmental
impact and promoting coexistence with nature
by promoting the efficient use of energy,
reutilization of resources, reduction of wastes
in term of both weight and volume, and the
