ABOUT MITSUBISHI ESTATE

A comprehensive real estate developer, Mitsubishi Estate Co., Ltd. boasts the leading position in the Japanese market, operating a spectrum of businesses in diverse fields related to real estate, including an office building business centered on the Marunouchi district in central Tokyo, a retail property business, a residential business and a hotel business. The Company's area of operations is not confined to Japan; it includes the United States and the United Kingdom and extends to such Asian countries as China and Singapore.

The strength of the Mitsubishi Estate Group lies in its comprehensive business structure, which encompasses Group members that seamlessly cover businesses ranging from development to leasing and property management. Looking at the real estate industry in countries overseas, in most places the industry is divided into two main groups: developers and property managers. In contrast, the Mitsubishi Estate Group operates under a policy of maintaining ownership of the majority of the properties that it has developed. This enables the Group to pursue urban development with an eye to the future-a future of not only a decade or 50 years but as much as a hundred years from now.

The following is an outline of the Mitsubishi Estate Group's principal businesses:

OFFICE BUILDING BUSINESS ( OFFICES AND COMMERCIAL PROPERTIES )

The Mitsubishi Estate Group has been and continues to be a major player in the urban development of the Marunouchi district in central Tokyo. For more than 120 years, the Group has been operating in this district, which has grown into Japan's leading business center and has long served as a gateway to Japan for interests from abroad. Today, the Group owns more than 30 office buildings in the district.

The Marunouchi district comprises an area of 120 hectares situated between Tokyo Station and the Tokyo Imperial Palace grounds and boasts approximately 100 office buildings housing about 4,000 companies employing some 230,000 office workers.

Marunouchi has a long history as a business district?in 1890, Mitsubishi Goshi Kaisha, the predecessor of Mitsubishi Estate, purchased a vast area of abandoned field in Marunouchi from the Japanese government. Over the years, the district evolved in step with the changing times. Most recently, the Marunouchi Redevelopment Project is now underway since 1998, with the Group as one of the key players. Beginning with the reconstruction of the Marunouchi Building, the project has revitalized the district, which has become bustling area boasting an array of commercial facilities. This ongoing project is supporting the district's continuing evolution into an even more appealing city center.
